Frequently asked questions
How does per-unit pricing work?
You pay a €19/month base fee for the Standard plan, plus €1.50 per unit you manage each month. A "unit" is any residential unit (apartment, house, studio) in your portfolio. If you manage 50 apartments across several buildings, you pay €19 + (50 × €1.50) = €94/month.
Can I change my unit count?
Yes. You can update your unit count anytime from your account settings. Changes take effect on your next billing cycle. Growing your portfolio? Your billing adjusts automatically.
Is there a contract or commitment?
No long-term contracts. Locativ is month-to-month. Cancel anytime, and your access continues until the end of your current billing period.
What counts as a "unit"?
A unit is any individual residential space you manage: an apartment, a studio, a house, or a room in a shared building. Commercial units count too. Empty/vacant units that are part of your active portfolio count.
What payment methods do you accept?
We accept all major credit and debit cards (Visa, Mastercard, Amex) as well as SEPA direct debit for European bank accounts. All payments are processed securely through Stripe.
Does Locativ support German tenants and German law?
Yes — German is fully supported on the Standard plan. The AI auto-detects when a tenant writes in German and responds in fluent German. It references relevant German tenancy law (Mietrecht, BGB §535–580a): Kündigungsfristen (notice periods), Mietpreisbremse (rent control zones), Nebenkostenabrechnung (utility settlements), Kaution rules (max 3 Nettokaltmieten, §551 BGB), and Mängelmeldung / Mietminderung rights (§536 BGB). No configuration needed — language detection is automatic.
